ADAPTABILITY TO THE SUN This building settles in plan to an irregular and tight plot which imposes its perimeter shape. For a better adjustment, the program is fragmented in to two big apartments in each level, leaving in the middle a long shaped hall which allows to change the direction, turning to find the most favorable position obeying simultaneously with a strict urban regulation regarding the setbacks and visual control towards other buildings. Its shape is also the shape of the plot.
PROGRAM In section the building adapts to the high inclination of the plot, leaving the main access at street level, 4 inferior levels for parking, 13 above levels of apartments and a final level with a terrace, common areas, gardens and a pool. In the first nine floors there are ten and eight apartments of one level, and in the final four floors, four apartments of two floors and double height in the social area. The area of these apartments varies between 160 and 280m2, they are thought to be for big, conventional and families with children.
TROPICAL SURROUNDINGS Although in plan the both built volumes have variations in their orientation, in reality its main façades and most extensive, face the strong sun of the morning and afternoon in a tropical environment without seasons and constant climatic conditions. To maintain the building in shade throughout the year longitudinal and continuous eaves have been proposed. They gain and lose depth according to the spaces they protect, always widening in the social areas and in the bedrooms and decreasing in service areas. Balconies and terraces are always located in the interior of the façade’s perimeter and the windows are always positioned in between eaves. Strategic openings have been considered to favor cross ventilation in the interior of the apartments.
DIRECT CONTACT WITH THE STREET Before impermeable urbanism, this buildings tries to do the opposite: instead of closing itself completely inside a control fence, its outline is exposed to the street, it can be touched and it locates in the first level the access booth and premises for a café which can be used by both the neighbors and the community in general.

ADAPTACIÓN AL SOL
Este edificio se acomoda en planta a un lote irregular y apretado, que impone su forma perimetral. Para un mejor ajuste, el programa se fragmenta en dos apartamentos grandes por cada nivel, dejando en medio un vestíbulo alargado que permite cambiar de dirección, girando para encontrar la posición más ventajosa cumpliendo de manera simultánea con una estricta regulación urbana de retiros y controles visuales a otras edificaciones. Su forma es también la forma del lote.
PROGRAMA
En sección el edificio se acomoda a la fuerte inclinación del lote, dejando el acceso principal al nivel de la calle, 4 niveles inferiores de parqueo, 13 niveles superiores de apartamentos, y un nivel final de terraza con zonas comunes, jardines y una piscina. En los nueve primeros pisos hay diez y ocho apartamentos de un solo nivel, y en los cuatro pisos finales, cuatro apartamentos de dos plantas y doble altura en la zona social. Estos apartamentos que oscilan entre 160 y 280 m2 de área, están pensados para familias grandes, convencionales y con hijos.
ENTORNO TROPICAL
Aunque en planta los dos volúmenes edificados tienen variaciones en la orientación, en realidad sus fachadas principales y más extensas se enfrentan al fuerte sol de la mañana y de la tarde en un entorno tropical sin estaciones y condiciones climáticas constantes. Para mantener en sombra el edificio a lo largo del año se han propuesto aleros longitudinales y continuos que ganan o pierden profundidad de acuerdo a los espacios que protegen, siempre ampliándose en las zonas sociales y en las habitaciones, y decreciendo en los espacios de servicio. Los balcones y terrazas se localizan siempre al interior del perímetro de la fachada, y las ventanas quedan siempre ubicadas entre aleros. Aberturas estratégicas han sido planeadas para favorecer las ventilaciones cruzadas al interior de los apartamentos.
CONTACTO DIRECTO CON LA CALLE Frente a un urbanismo impermeable, este edificio pretende hacer lo contrario: en vez de encerrarse por completo al interior de un cerramiento de control, su contorno queda expuesto a la calle, puede ser tocado y localiza en primer nivel la portería de acceso y un local para un café que pueda ser usado por los vecinos o la comunidad en general
